Residential & Commercial Real Estate
– We Protect Your Interests
Residential Real Estate AttorneysClosing ● Mortgages ● Lending ● Transactions ● Litigation
Residential real estate deals are more than just a business transaction, they're personal. Securing a loan to buy a house can be exciting, emotional and frightening. With an investment so important to your future, you need a lawyer with the experience and knowledge you can trust to make sure that the transaction proceeds smoothly.
Professional Service for All Aspects of Residential Real Estate
We represent buyers, sellers and borrowers, handling all aspects of buying and selling residential real estate. Our services include closings, sales, purchases, mortgages, refinance transactions, title searches and more. We act as title insurance agents and provide escrow services for both in-state or out-of-state lenders. We also litigate disputes, drawing upon decades of trial experience to vigorously argue our clients' position.

Commercial Real Estate and Land Use Transactions
The law firm of Duffy & Fasano has represented developers, contractors, landlords and tenants of commercial property in the Greater Waterbury area for over 30 years.
Our Commercial Real Estate Practice
Although we do litigate disputes, much of our real estate practice is centered on transactional law, including multifamily rental property, retail facilities, freestanding industrial and factory buildings, industrial condos and retail condos. In commercial lending, we represent both lenders and borrowers, working to make sure all transactions are legally sound, and to see that they proceed without unnecessary delay. We also handle commercial leasing issues for both landlords and tenants.
Land Use Issues
Duffy & Fasano represents builders before various municipal boards to gain official approval for commercial building in large-scale subdivisions, making sure that all requirements for roads, drainage, traffic and environmental regulations are met. For many projects, we assist clients in obtaining the zoning variances they need to proceed.
In addition, we work with the local government to help dedicate land as open space for future use. Once a parcel of farmland has been converted for commercial or residential use, there's no way to return it to its original state.
